ADUs can be converted portions of existing homes, additions to new or existing homes, or stand-alone buildings. ADUs are typically smaller than the main house on the property, and may have fewer bedrooms and bathrooms. However, they must provide for living, sleeping, cooking, and bathroom facilities. ADUs can be used for a variety of purposes, including housing aging parents, providing rental income, or creating a home office. Here are some of the most common types of ADUs: - Internal ADUs: These ADUs are created by converting a portion of the main house, such as a basement, attic, or garage. - Attached ADUs: These ADUs are built as an addition to the main house. - Detached ADUs: These ADUs are freestanding structures that are located on the same lot as the main house. Most of our ADU projects are a collaboration between family members allowing grandparents to live close to their children and grandchildren. ADUs also provide many benefits to the community. And with more housing in an area, alternative transportation becomes more viable allowing for walkable cities. ### Permitting and Code Requirements The specific regulations governing ADUs vary from city to city and state to state. However, most cities and states have some type of ADU ordinance in place. These ordinances typically specify the size, location, and design requirements for ADUs. They may also require that ADUs be owner-occupied or that they meet certain parking requirements. Currently in the State of Washington, new regulations statewide allow for 2 ADUs on Single Family lots at 1000ft2 per unit. The new state rules also allow ADUs to be sold as Condominiums, which may open a new building type that reaches a demographic that would otherwise be unable to afford expensive single-family houses. As the code is always changing, it is important to check with your local zoning department to determine the specific regulations that apply to your property. If your goal is to develop a green building, make sure you ask your design team to define the measures and metrics they use to define a sustainable project. At \[bundle\] we use green building as a framework to help inform the design process. As Passive House designers we have numerous ways to design an efficient building envelope, but they are not all environmentally equal. Material choices have a profound impact on the aesthetic, experiential, financial and global warming potential of a building. Material and assembly selections that reduce the upfront (embodied) carbon footprint of a building are as important as increasing the energy efficiency of a building’s operation. We focus on building materials and assemblies that can be disassembled, reused, and recycled whenever possible and on those materials naturally low in carbon, or carbon sequestering. The benefits are two-fold, a reduction in the embodied carbon emissions required to build the building and the long-term reduction of carbon emissions required to operate the building. By designing, constructing, and operating green buildings, our community can reduce our impact on the environment and create a healthier and more sustainable future. --- ### [Passive House Design](https://www.bundledesignstudio.com/what-we-do/passive-house/) **Published:** February 1, 2023 **Author:** ClickMonster **Content:** # Passive House Design Passive House is a design concept that creates buildings that use up to 75% – 90% less energy than conventional construction. The byproduct of which produces indoor spaces are more comfortable, have better indoor air quality, and are significantly quieter. Passive House is a general term that applies to all building types and is not specific to any building style. While many Passive Houses are single family homes, there are also a growing number of Passive House schools, apartment buildings, fire stations, car dealerships and government buildings of all types. And while many believe small buildings to be more efficient, Passive House concepts work significantly better and are more cost effective on larger buildings. This is because as a building gets larger, there are fewer exterior walls compared to the heated or cooled area and volume within the building. ### Early beginnings \[bundle\] started using Passive House design in 2013 with the Birch Case Study House. We chose to follow Passive House as the building science lends itself to the most efficient, comfortable, healthy and durable buildings possible. Since 2013, \[bundle\] has completed hundreds residential projects. While most of these projects are not fully certified Passive House projects, all our projects follow the passive design principles to ensure sustainable buildings for a low carbon future. ### Walking the Talk While we preach the comfort and efficiency of Passive House, it wouldn’t be right to work out of a drafty, uncomfortable, high energy use office building. For this reason, in 2020 \[bundle\] designed and developed one of the smallest certified Passive Houses in the world as our headquarters (see projects page). This allows us, to not only work in a healthy, comfortable building, but to show clients and community the benefits of Passive House over conventional construction. ### Performance Standards Unlike other green building certification programs, Passive house focuses on three performance metrics: **Thermal Energy Demand** – Passive house sets limits on the total amount of heat/cooling energy used within a building. A lower energy consumption reduces a building’s operational costs and carbon emissions. **Energy Demand** – Passive House sets limits on the overall energy used to operate a building and includes heating, cooling, plug loads, lighting, etc.. **Air Tightness** – Passive house sets limits on the “leakiness” of the building’s envelope. A tighter building ensures a durable, healthy and energy efficient building. The air tightness is tested with a blower door test to ensure performance, and when combined with high-quality ventilation, delivers superior indoor air quality. ### Passive House Design Principles ![Passive House - Continuous Insulation](https://www.bundledesignstudio.com/wp-content/uploads/2023/11/passive-house-01-continuous-insulation-300x242.jpg "Passive House – Continuous Insulation") **Continuous Insulation** The building envelope (exterior walls, roofs and floors) of a Passive House are wrapped with a continuous layer of insulation. The amount of insulation is determined by the climate in which the building is constructed. What is most important is that this insulation is uninterrupted with as few gaps as possible to keep the heating or cooling inside the building. ![Passive House - Thermal Bridge Free](https://www.bundledesignstudio.com/wp-content/uploads/2023/11/passive-house-02-thermal-bridge-free-300x242.jpg "Passive House – Thermal Bridge Free") **Thermal Bridge Free Construction** A material or building element (framing, beams, balcony, etc.) that extend from interior to exterior are called thermal bridges. These elements are locations of extreme energy loss and create the increased risk of condensation that causes mildew, mold and deterioration. Passive House buildings design out these weak spots and ensure the building is more efficient, comfortable, healthy, and durable. ![Passive House - Air Tight Fresh Air](https://www.bundledesignstudio.com/wp-content/uploads/2023/11/passive-house-03-air-tight_fresh-air-300x239.jpg "Passive House – Air Tight Fresh Air") **Air Tight Construction + Fresh Air Ventilation** A Passive House is built with as few air leaks as possible. An airtight layer prevents heating & cooling from escaping the building and unwanted hot or cold air from the entering the building. This airtight layer prevents the building from being “drafty”, unnecessarily losing energy to the outdoors, and promotes durability by limiting water leaks and formation of condensation that lead to mildew, mold and deterioration. Once an airtight structure is constructed, constant filtered fresh air with heat recovery is delivered to the building to provide the best indoor air quality. HRVs (heat recovery ventilators) or ERVs (energy recovery ventilators) provide “balanced ventilation” that supplies continuous fresh air while simultaneously exhausting polluted indoor air from kitchens and bathrooms. Because these units have heat recovery, the air that is delivered to the space is much more comfortable that opening windows in uncomfortable conditions such as the middle of winter. Additionally, the fresh air supplied is filtered of pollen and other outdoor pollutants. This is important with the increase in wildfire seasons across much of North America. ![Passive House - High Performance Windows](https://www.bundledesignstudio.com/wp-content/uploads/2023/11/passive-house-04-high-performance-windows-300x242.jpg "Passive House – High Performance Windows") **High Performance Windows & Doors** Windows and doors, while being the eyes of the building are also the weakest link in an efficient building enclosure. To ensure comfort, health and efficiency, Passive House buildings use windows that perform to a higher standard. As an occupant, this allows you to sit much closer to windows without feeling the uncomfortable radiant cold in the winter and radiant heat in the summer. ![Passive House - Daylight Solar Gain](https://www.bundledesignstudio.com/wp-content/uploads/2023/11/passive-house-05-daylight-solar-gain-300x241.jpg "passive-house-05-daylight–solar-gain") **Solar Control** Passive Houses are oriented to take advantage of the sun’s free energy. While this is a welcome commodity in the winter (in most climates) it can cause overheating in the summer. Unfortunately, buildings account for ~40% of all climate change impacts. To reduce this impact buildings are becoming more efficient and using electricity as the sole fuel source. ### What is Building Electrification? Building electrification is the process of converting buildings from fossil fuel-powered appliances and equipment to electric alternatives. This includes things like heating and cooling, cooking, water heating, and lighting. There are many benefits to building electrification, including: - **Reduced greenhouse gas emissions**. When buildings use electricity instead of fossil fuels, they emit less carbon dioxide and other pollutants into the atmosphere. This helps to combat climate change and improve air quality. - **Improved indoor air quality**. Electric appliances and equipment produce fewer pollutants than fossil fuel-powered appliances, which can lead to improved indoor air quality. This is especially important for people with respiratory problems. - **Energy efficiency**. Electric appliances and equipment are often more energy-efficient than fossil fuel-powered appliances, which can save money on energy bills. - **Comfort**. Electric appliances and equipment can provide more comfortable heating and cooling than fossil fuel-powered appliances. This is especially important in hot and cold climates. There are a few challenges to building electrification, including: - **The cost of upfront investment**. It can be expensive to switch to electric appliances and equipment. However, the long-term savings on energy bills can offset the initial cost. - **The need for a reliable electricity grid**. Building electrification requires a reliable electricity grid. If the grid is not reliable, there is a risk of power outages. - **The need for new infrastructure**. In some cases, new infrastructure may be needed to support building electrification, such as charging stations for electric vehicles or upgraded electrical panels and wiring to service new appliances. Despite these challenges, building electrification is a promising way to reduce greenhouse gas emissions, improve air quality, and save money on energy bills. As the cost of electric appliances and equipment continues to decline and the electricity grid becomes more reliable, building electrification is likely to become more widespread in the future. Here are some examples of how building electrification is being used: - New construction. Many new buildings are being designed to be all-electric, meaning that they use electricity for all of their energy needs. This includes heating, cooling, cooking, water heating, and lighting. - Retrofitting existing buildings. Existing buildings can also be retrofitted to be more electric. This can involve replacing old fossil fuel-powered appliances and equipment with electric alternatives. - Fleet electrification. The transportation sector is a major source of greenhouse gas emissions. Electrifying fleets of vehicles, such as cars, buses, and trucks, can help to reduce emissions from transportation. Building electrification is a key part of the transition to a clean energy future. By reducing greenhouse gas emissions, improving air quality, and saving money on energy bills, building electrification can help to create a healthier and more sustainable planet. ### Where Do I Begin? Not sure where to start? We can help you develop a comprehensive plan to move your building into a place where it solely run off electricity. Some of the recommended upgrades may include a balance ventilation system, electrical appliance replacement, EV charging station, heat-pump systems for both space heating/cooling and domestic hot water. Moving to all electric also comes with the ability to partially or completely offset yearly energy consumption with the installation of solar panels. See Net Zero Energy. ### But What will it Cost? Unfortunately, replacing a building’s infrastructure can be an expensive venture. The cost will vary from project-to-project dependent upon the efficiency of the building, the owner’s goals & priorities, and the existing infrastructure. However, as climate change is a problem that impacts the global community, governments, utilities, and other organizations are stepping up to help ease the transition to an all-electric future. House](https://www.bundledesignstudio.com/portfolio-items/pond-view-house/) **Published:** December 5, 2023 **Author:** ClickMonster **Content:** The Pond View House is an Infill project in South Bellingham. The owner sought to downsize and build a modestly sized retirement home and shop on a long vacant city lot abutting a forested city park overlooking a large pond and popular recreational trail. Despite the tranquil charm of the site, the lot remained undeveloped for many years, and went through many owners, due to complications stemming from the existing public driveway cutting diagonally through the site and providing access to an additional five other homes. Due to the constraint of the existing driveway, the site design was split with the house situated on the east overlooking the park and the shop on the west to provide easy access and privacy from existing homes. The owner’s goal was to create a home that allowed for single floor living with additional rooms for guests and family. The design takes advantage of the site’s existing downhill slope to the northeast by providing all the primary living spaces on the main floor with a daylight basement providing additional guest and mechanical space on a reduced footprint. Limited openings to the west reduce intrusive headlights and increased privacy from the public driveway. To the east, the living spaces open to the forest with tall windows, doors, decks, and patios that overlook the pond. Building a home utilizing sustainable construction materials and methods was also a key priority for the owner. The Pond View House uses Passive House Principles including continuous insulation, airtight construction, high performance windows & door, thermal bridge free detailing and heat recovery ventilation. Crafted with simple lines, zero-VOC finishes, carbon-sequestering insulation (cork exterior, cellulose cavity), Passive House air tightness, and steel siding will ensure the home is durable, comfortable, ages beautifully with time, and has very low operating costs. The shop’s roof is orientated directly south with a slope optimized for the installed PV array that provides the all-electric home the majority of its energy over the course of the year. As the new house is directly adjacent to a forested park, the owner wanted to be considerate of the natural setting. Existing was a small early 1900’s house that did not meet the clients needs or comfort. The house had many toxic materials, did not meet current building code standards with steep stairs and low ceiling heights on the second floor, and was extremely uncomfortable due to the lack of insulation and air sealing. While the existing house was to be removed, the owners wanted a net-zero passive-style home where they could age in place on the same lot where we have already lived for twenty years. Although the house has a more contemporary appearance and layout than its neighbors, using the historic massing the new house fits seamlessly into the existing fabric of the neighborhood. We expect the owners will be sitting on the front porch waving to neighbors on the sidewalk as has been happening at this site for the last 100 years. Rather than fighting against the historical nature of the neighborhood, the building was designed to embrace the traditional gable form. In doing so the design simplified many of the energy efficiency details. Most of the surrounding buildings had limited roof overhangs, so this was used to our advantage to make clean transitions from wall to roof with the air barrier and continuous exterior insulation. As the building is in the rainy Pacific Northwest, the building still needed protection from the weather. As most of the surrounding historic houses have front porches, simple flat roof that could be used below as covered porches and above as roof decks were designed. These flat roofs provide weather protection to the building and occupants as well as create a working platform for future maintenance of the building, roof and PV system. The build has 2 units–a two story, two bedroom 1275 sq ft front unit from which the owners live and run a small press publishing company and a back unit, a 450 sq ft ADU studio that is currently a rental, but which is designed for us to retire to when we choose to stop working. To accommodate mobility needs that inevitably accompany growing older, the house was designed with a discreet ramp. In addition, the studio incorporates ADA features such as a curbless shower, wet room style bathroom, with full kitchen and on-site laundry. The owners also wanted to prioritize sustainable construction materials and methods. Felicity was crafted with simple lines, minimal trim, zero-VOC finishes, and a rewarding pallet of colors and textures. Using the most efficient mechanical systems and a net-zero solar array, the home is self-powered. It unites the desire for unique objects of visual interest in the urban environment with the appeal of physical activity and dynamic streetscapes. The wheel will be the world’s largest human hamster wheel, a sculpture designed for playful interaction. The project aims to provide a free place for people and families to play, sit, relax or be ridiculous in the downtown area. The proposed wheel is 20 feet in diameter. Currently no similar treadwheel exists that is accessible to the public. Reconfiguring and updating the tired mid-century street façade to more closely match the historical roots of the building, along with the bakeries of yesteryear, set the tone for the vision of the new space. Large street level windows with clerestory windows above, replaced the off-axis, aluminum clad mid-century windows, bringing the natural light deeper into the historically tall open space. The brick columns that visually divided the four bays of the building have been revealed and embellished in the new storefront helping to redefining the new expanded café. The addition of outdoor seating and a new fabric awning bring life back to the street and welcome all newcomers. Occupying both commercial bays allowed for the doubling of the commercial kitchen space and an increase in the variety and number of seating options to match an expanding variety of desserts and beverage options. Customers are now greeted by large display cases as they enter along with a specific cake cutting station beyond (complete with warm knife states to keep the knifes clean and cutting smoothly). The popular couch/lounge area has been retained and revitalized from the old location along with the addition of window bar seating for individuals and small groups. The tenant space was a former comic book shop with low ceilings, fields of florescent lighting and no windows. The interior was cold, dark and unwelcoming. The first move was to eliminate the dropped acoustical tiles exposing the tall ceilings and clerestory windows that wrap two sides of the space. This opening of the space set the tone and the concept of visibility for the project. Rather than hiding the machines and equipment, the process and craft of making coffee was put on display with beautiful brewing equipment and serving ware that sits simply on a flat stone counter. Behind the bar a single shelf that extends the entire length of the restaurant holds extra glasses, bottles of wine, serving platters and merchandise. From the entrance of the cafe one can see the entire space and into the small commercial kitchen at the back. Once inside the customer is given a variety of options. The mobility of this office will allow us to park at various local events and conferences, where we can meet our fellow community members, answer their questions about green building, and strike up conversations that wouldn’t have occurred otherwise. Built upon a salvaged RV trailer base graciously donated by colleagues and friends on the Lummi Reservation, the space is designed according to the rigorous Passive House standard (and is currently pursuing certification). It is highly insulated with structurally insulated panels (SIPs) as well as an insulated service cavity filled with sheep’s wool, a carbon neutral material which binds any chemicals potentially off-gassing within the space. High performance windows prevent condensation while keeping the space comfortable and bathed in daylight. Fresh air is supplied and exhausted through the extremely air tight space using a heat exchanger (HRV), and the interior heating loads are primarily met through the presence of three people and their respective desktop computers. We’re hoping that Zach will bring his dog to work so we can ditch any supplemental heating systems altogether! For the project \[bundle\] partnered with numerous non-profit organizations including [Sustainable Connections](http://sustainableconnections.org/greenbuilding) and the [Northwest Energy Efficiency Alliance](http://neea.org/initiatives/residential/efficient-homes) (NEEA/ Energy Star). \[bundle\] also partnered with manufactures of sustainable materials including Cascadia Windows, Crystalite Skylights, Prosoco R-guard, Roxul, Rewnewability-Power Pipe, Metal Sales, Zehnder, BTL liners, Deco Products, Truegrid permeable pavers and many more. Additionally, in cooperation with WSU, \[bundle\] field tested a new CO2 heat pump by Sanden for both domestic hot water and radiant heat. As a goal \[bundle\] wanted to develop a project that was as close to the Living Building Standard as possible. The house is planned to be net-zero water, net-zero energy, used as many sustainable materials as financially viable. Some of the major strategies include the use of salvaged lumber, rainwater catchment for all water uses, composting toilets, greywater onsite treatment and infiltration, continuous exterior insulation, triple pane tilt turn windows, concrete floors for radiant heat and thermal mass, passive solar orientation, drain water heat recovery, balanced ventilation through heat recovery ventilator, and liquid applied air/water barrier that resulted in 1/3 less air infiltration than the Passive House requirement. Out side of the house the landscape is planned to incorporate significant urban agriculture, storm water management through green roofs, rain gardens, and a permeable driveway. The existing house was a midcentury bungalow originally built in 1951. The existing building had low overhangs that restricted the view, access to light and solar heating, yet there were no overhangs on the gable ends which, over the years, led to premature deterioration of the building envelope. The size of the house was adequate for the owners and the decision was made to work within the existing building footprint. The house was extremely compartmentalized with numerous small rooms. The design opened the floor plan allowing for a large public space that included the kitchen, dining, living and media spaces. The public space created the center of the house with the private spaces, bedrooms and office, flanking. All spaces were opened to the 180 degree views over Bellingham Bay, downtown Fairhaven and the Canadian Rockies. As the building was only built with 2×4 walls and shiplap sheathing, the envelope was under-insulated, poorly air sealed and susceptible to earthquake damage. The design added plywood to the interior of the existing walls that both updated the building to current seismic code but was also used as the air barrier. All seams, nail holes and penetrations were air sealed at the Plywood bringing the air tightness to near Passive House levels. To bring the building up to contemporary insulation levels, a second 2×4 wall was installed to the interior of the plywood, used as a service cavity and filled with insulation. This additional wall also allowed for deep interior window sills which were requested by the clients. Originally, the plan was to retain the existing stucco siding, however, after some demolition, extensive rot was discovered and all the stucco removed. This allowed for a new water resistive barrier, extensive air sealing and corrugated metal siding. The existing house also had very low ceilings and eaves that restricted views and sunlight to many of the interior spaces. Rather than using the exiting flat ceiling attic framing, a new roof was applied on top of the existing roof. This lifted the eaves 12″ for more light, allowed for vaulted ceilings and all mechanicals to be housed within the conditioned building envelope. Adding the new roof also allowed the building to have overhangs on all sides to protect the walls from the rainy Pacific Northwest weather. The historic house, built in 1891, had many additions over the years that detracted from the original architecture. The bones of the original house were straight and true. The additions were poorly built and experiencing extreme damage from the elements. The decision was made to deconstruct the house back to its original form. With the existing 1891 architecture as a base a large addition was added. The new addition took cues from the strong Victorian architecture while adding more contemporary space planning, opening the building to the expansive views of Bellingham Bay. In addition to preserving and complimenting the aesthetics of the existing architecture, the building envelope was completely re-imagined for structural and energy efficiency improvements. The entire building was lifted and a new foundation replaced the original rubble sandstone. The wall system design eliminated most thermal bridges, all windows were replaced, a heat pump was chosen for radiant heat and domestic hot water, and an HRV to provide the entire house with fresh air and heat recovery. A significant amount of space was leveraged through thoughtful alterations of the floor plan without expanding the building envelope. The main floor was reworked to create a cohesive social space. Redundant circulation space was removed. The kitchen was expanded and reoriented to communicate with the living and dining room on one end and a more intimate den with new fireplace on the other. The second floor master suite was enlarged to accommodate larger furniture and modified to make the bath and dressing rooms more usable. Views are spectacular throughout the house. Previous owners had completed tasteful first floor renovations and **\[bundle\]** was tasked with revisioning the upstairs into a suite of bedrooms, home office, sitting area and bathroom for a growing family. The clients have Scandinavian ancestry and enjoy the clean modern look characteristic of Danish design. **\[bundle\]** used this minimal aesthetic as the pallet blending it with the character of the original house. **\[bundle\]** made minimal changes to the floor plan, only moving two interior walls to make the bathroom and office the correct proportions. Rather than building new the clients decided to completely remodel the house to take advantage of the location close to the city center and other neighborhood amenities. As the work was going to be completed in the rainy season \[bundle\] kept the exterior envelope of the house intact and reworked the entire floor plan, moving interior walls to make a spacious kitchen, dinning and living room. The original ceilings were extremely low so \[bundle\] vaulted the space adding reclaimed fir and two skylights. The original oak floors were retained and new flooring was feathered in. \[bundle\] worked with many sub-contractors and designers on the project to create a holistic package. Renewood provided custom millwork out of reclaimed fir for the entire house including kitchen cabinets, master bedroom closets, spare bedroom closets and murphy bed and mudroom/cellar seating and storage. [Molly Maguire Landscape Architect](http://http/www.houzz.com/pro/mmla/molly-maguire-landscape-architecture) provided a comprehensive landscape design complete with rain gardens, outdoor patios and trellising. [Ecotech](http://www.ecotechenergy.com/) provided the design and installation of the house’s PV array. Additional work through the [Community Energy Challenge](http://https/sustainableconnections.org/energy/energychallenge/copy_of_residential) included significant air sealing efforts, an HRV for balanced ventilation, a heat pump heating system, tilt turn windows and increased insulation. These efforts resulted in an 85% reduction in energy usage! The island is run by a homeowner’s association which provides water from a desalinization plant, but no electricity or motorized transport is available other than a community pick-up truck. The clients owned the property for years using it primarily as a camping site with a small shed for a kitchen and storage. As they were about to retire, they wanted a small cabin that would provide more comfort, permanent cooking and cleaning facilities but would still retain the rustic camping feel. Rather than a single cabin \[bundle\] designed a small camping compound that extended the living spaces beyond the building to activate the spaces between. The plan was organized with private spaces for sleeping and showering at the far ends with the kitchen, dining and communal fire pit at the very center. A small path through the trees enters the site into this communal area encouraging friends and guests to grab a beer, some food and have a seat at the fire. The buildings were designed to be very simple and maintenance free.
